Landlord and Tenant law deals with the agreement and dispute between the landlord and tenant. The landlord lets the property to the tenant for rent and the tenant enjoys the property by paying the rent. Usually, an agreement is made between the landlord and the tenant and both of them abide by the terms and conditions of the agreement. There may arise a dispute between the landlord and the tenant if one of the party violates the terms and conditions of the agreement. The landlord may want to evict the tenant and the tenant may not vacate as a matter of right to the lease agreement.

Lease:
Lease is letting out one’s property to another person for a particular period of time in exchange for a monthly payment of rent. Lease may be let out the property for residential or commercial purpose.
Landlord:
A landlord is the owner of the property who leases the property to another person. The property is called the rental property. The landlord is also called as the lessor.
Tenant:
A tenant is a person who enjoys the property for a particular period of time mentioned in the lease agreement by paying the rent. The tenant is also called as the lessee.
Sub Tenant:
If a tenant sublets the property to another person for a particular period of time mentioned in the sublease agreement, then such a person is known as the subtenant. Before subletting to another person the tenant must get the prior permission from the landlord.
Joint Tenant or RoomMate:
A roommate may be a joint tenant or a subtenant, where all the roommates joins together to pay the full amount of rent to the landlord.
If all the roommates are listed in the lease agreement each one is liable to pay the full amount of rent. If any of the roommates does not pay the rent, the others are liable to share the rent of that person.
If any of the roommates is not listed in the agreement the tenant who signs the lease agreement shall hold full responsibility to the rent of that particular person.
