My lease is for a period of one year. Meanwhile, the company where I am working has asked me to transfer to a different place. If I want to vacate the house, what procedure should I follow?
You have to give a notice before 30 days for vacating the house stating the reasons for vacating the house, or by way of mutual agreement with the landlord, you can vacate the house. But you have to pay the rent for a period of one month so that the landlord will not suffer any loss because of your immediate vacation.
The term of the rental agreement has ended and the landlord has not given my security deposit. He states that I have damaged his window pane and doors. How can I get back my security deposit?
The landlord has to give an account to you stating the amount spent by him for repairing the doors and window panes. After deducting the amount from the security deposit he has to return the remaining amount to you.
Without informing me, my tenant has given a sublease to another person. Can I proceed to evict my tenant?
Yes. The rule is that the tenant must get a prior permission from you before he sublets the property to another person. You can proceed to evict the tenant as well as the subtenant.
