Zoning is the process of the control and classification of the land and buildings by the government, which may be put for residential, commercial, industrial, agriculture and for other purpose. The government cannot mix the industrial as well as the residential in one place, because the leakage of any substances or continuous inhaling of air from the industrial area may harm the people. Similarly, in a single family detached home, one cannot raise an apartment because it will cause a blockage of air and it will affect the easement right. In order to avoid these problems, the government has prescribed certain rules and regulations to be followed. The law dealing with the control and classification of these lands and building is known as the zoning law.

- Controls the uses of land and buildings
- Regulates the dimensional requirements for buildings
- Regulates the use of animals
- Regulates the allotment of land for hospitals, parks, schools, etc.
Zoning and business:
Zoning law is not the same in all the states. It varies from one place to another place. It is controlled by the county, city or municipal affair.
If you want to start a business, first of all, you need to get a license from the government. The issuing of the permit depends upon the business what you are going to start, and the area for starting the business. If the Zoning law of your area does not allow you to start the business in that area, you will not be given such permit. Giving a permit or a license depends upon the federal, state, county, city, local rules and ordinances.
